Job Summary:
We are seeking a highly organized and detail-oriented Site Manager to oversee the operations and maintenance of our property. The Site Manager will be responsible for ensuring the smooth functioning of the site, managing administrative tasks, and maintaining positive relationships with tenants and clients. This is a part-time position that requires strong communication and organizational skills.
This position requires the successful applicant to live on site. The building is a senior's building. So, the ideal candidate will be a senior, preferably a couple.
Duties:
- Collect rents as due and deposit to the Owner’s TD Bank Account
- Read the hydro meters monthly and advise Head Office of each suite’s monthly consumption and deliver Invoices prepared by Head Office accordingly.
- Show vacant apartments to prospective Tenants, secure Tenant Applications and forward to Head Office for review and approval.
- Administer and deliver Notices to Tenants as directed and provided by Head Office.
- Whole building Custodial.
- Supervise tradesmen and contractors that I or we have retained to perform work on the property.
- Organize Tenant move in’s and move out’s.
- Minor repairs, maintenance and replacements both in suite and in common and service areas including all "outside the wall" plumbing and electrical.
- Final cleaning of all Vacant suites prior to new Tenant move in.
- Keep all "on property" sidewalks clear of snow, ice and debris.
- Maintain the Fire Safety Log Book and ensure that all Fire Pull Stations are tested as required.
- Take direction, and work cooperatively with Head Office staff in the performance of all management duties.
- All other related duties as are prudently required to keep the property safe, secure, exceptionally clean and well cared for ..
Useful Skills and Experience:
- Previous experience in property management or related field preferred
- Previous experience in janitorial/cleaning work, a skilled trade, or home renovations work
- Proficient in using property management software for tracking maintenance tasks, tenant inquiries, and updating tenant information
- Strong data entry skills with attention to detail
- Excellent phone etiquette and customer relationship management skills
- Strong organizational skills with the ability to multitask and prioritize workload effectively
- Proficient in Microsoft Office Suite (Word, Excel, Outlook) and other computer programs and equipment
- Excellent written and verbal communication skills
